
Edgemere Commons is an all-affordable, mixed-use project being developed by Tishman Speyer at the former Peninsula Hospital site in Far Rockaway, which permanently closed following Superstorm Sandy. Tishman Speyer will revive the 9.34-acre site with a vibrant blend of mixed-income multigenerational housing, retail, community resources, and public open space. The master plan for Edgemere Commons, which has been informed by robust public input, responds directly to the needs of the local community and its residents.
Edgemere Commons will be built in phases over approximately ten years and will include two new publicly-accessible streets – Beach 52nd Street and Peninsula Way, which will break up the superblock and introduce a new pedestrian experience with a focus on creating a new retail corridor complimented by publicly-accessible open space. Open space programming will include a children’s playground and social seating. Edgemere Commons will feature a host of resiliency and storm preparedness measures designed to handle extreme weather events. Its buildings will have standby generators with emergency outlets for each unit, along with cooling rooms for extreme heatwaves. The development will also elevate several streets above sea level and feature bioswales, a rainwater detention tank, permeable pavement, solar panels, green roofs, and extended tree pits.
Edgemere Commons will be built in three to five phases over approximately ten years. This will allow for long-term construction jobs, help the community absorb growth over time, and minimize construction impacts on the surrounding area. Tishman Speyer is nearing completion of its first building which is a 237-unit affordable development. Tishman Speyer will develop the remaining buildings, with construction anticipated through 2031.
